How it works
Simply, send a request for a property appraisal and someone will arrange to visit you, prepare property details and discuss a marketing plan. We will prepare a comparable report and suggested list price.
When you instruct Tulip, we will finalise all the property details and send you the legal pack. This is the basic legal information that your solicitor will need when a sale is being processed, including the property info forms and EPC details along with other basic documents once these have been completed we are ready to list. On average the legal pack reduces conveyancing by four weeks. We are offering this service free of charge if the property is removed from the Agent a charge of £25 is applicable.
When a potential buyer contacts us we, take all their details and send them your property particulars. We will contact you to arrange a time that suits you both and arrange the viewing taking all the relevant details from the would be buyer. If you prefer Tulip to arrange a accompanied viewing with one of our property professional there is a charge of £25 per viewing which will be added to your account and become payable at the point of sale or de instruction.

All chargeable marketing options will be charged to your account and become due on completion of the sale or at the point of withdrawal of the property from Tulip Estate Agents.
General Terms & Conditions
The fee will be applicable for the duration of the instruction.
All extra marketing charges agreed by the client with the agent are due with the fee on completion, in the eventuality the agent is instructed to remove the property from the market all outstanding extra charges are due with immediate effect along with a charge of £25 for the legal pack.
Payment of Accounts
Our account is submitted to your solicitor on exchange of contracts and you agree to authorise settlement of the same upon completion. Should any part of our account remain outstanding for more than 7 days we reserve the right to charge daily interest on the outstanding sum at 3% above Lloyds Bank P.L.C. base rate from that point until the point payment is received in full.
Prospective purchasers may be offered services such as estate agency, mortgages Insurance, removals, surveys and conveyancing.
Sales Particulars & Marketing
It is a criminal offence to give false or misleading information. Agents are obliged to disclose factors concerning a property that may influence a prospective purchaser’s decision to proceed or not. Should you be aware of any matters that may affect the accuracy of any information being provided to prospective purchasers we would ask you to advise us.
Control of all marketing activities and materials for your property is at our discretion to assist us in maximising the promotion of your property. Sellers may accept or decline a FOR SALE sign. We will not commence selling until draft particulars have been approved signed and returned by the seller.
Viewings are arranged by appointment in accordance with instructions agreed with the seller. Viewings where the seller is not in attendance or the property is unoccupied are accompanied by a Tulip Estate Agent employee unless agreed otherwise in writing with the seller.
It is our usual practice to release keys to certain professionals as required, such as surveyors acting on a purchasers behalf, trades contractors, utility providers. Once their identity has been established they are permitted unaccompanied access unless agreed to the contrary with the seller.
We are not responsible for the maintenance and repair of the seller’s property unless we have agreed in writing. It is your responsibility to ensure mains services are turned off, water and heating systems professionally drained and insurers notified.
We must by law disclose to a prospective buyer any business or family relationship you may have with us. If you are aware of any such relationship please provide details to us.
The Sales Agent will, as a Sole selling Agent;
- Prepare property details.
- Advertise Properties on Rightmove,Zoopla and other Property Portals.
- Submit a memorandum of sale to the principle and the principles solicitor.
- Progress the sale through to completion.
A legal pack will be provided to you prior to the property being marketed. This is the basic legal information that your solicitor will need when a sale is being progressed, including the property information form TA6, EPC, Land Registry Title and plan along with other basic documents once these have been completed we are ready to list. On average the legal pack reduces conveyancing by four weeks. We are offering this service free of charge.In the event that the property is withdrawn from the Agent a charge of £25 is applicable.
It is a legal requirement that an Energy Performance Certificate (E.P.C.) is supplied to the Sales Agent before marketing commences. Tulip Estate Agents can issue a certificate at a cost of £78 inclusive of V.A.T.
This agreement can be terminated by either party by giving one calendar month’s notice in writing with a total minimum term of six months. If a subsequent sale is achieved by the Seller with someone introduced or someone connected with a person introduced by the us or during the period of Sole Agency ‘The Sales Agent’ all fees are still payable and due at the completion date.
I / We understand that this is a legally binding agreement and confirm that we have read the attached agreement and wish to instruct Tulip Estate Agents as Sole Agents to act on our behalf in order to sell the subject property and agree to the property to be marketed by Tulip Estate Agents at the price listed in this agreement.
